AS 3740 waterproofing - the part you never see.
Failed waterproofing is the number-one reason Pakenham bathrooms get renovated. Pakenham’s early-2000s estate stock in Cardinia Lakes, Lakeside and Heritage Springs is hitting 15-20-plus years, and those original membranes crack at the floor-to-wall junction and fail behind the shower hob. We strip back to substrate and re-waterproof every wet area to AS 3740 - the right falls, the right membrane, the right cure time - before a single tile goes on. Cheap renovators tile over a tired membrane and you are leaking again within five years.
VBA registration, certificates & the $16,000 line.
Bathroom work involves licensed plumbing and electrical that must be certified with a Compliance Certificate, and any structural change must meet the NCC Volume 2. Almost every full renovation costs more than $16,000, so the builder must carry the Domestic Building Insurance required under the Domestic Building Contracts Act 1995 (VIC). Check the builder’s VBA registration and ask for the insurance certificate before you pay a deposit. That paperwork protects you - and it is exactly what unregistered handymen skip.

Handover
Final plumbing & electrical fit-off, frameless glass, silicone, clean and Compliance Certificates. Then your finished bathroom.
